Field Notes: What's Actually Selling on 30A Right Now

A short read on which 30A second-home configurations are moving in the current cycle — and which ones are sitting.

The 30A market in spring 2026 is doing two things at once: holding price on the right product, and quietly punishing the wrong product. Buyers are still here. They are simply pickier — and faster — than they were eighteen months ago.

What's selling: turnkey, walkable, end-unit, garage-equipped, and priced inside the comp band. The buyer wants a property that solves the second-home problem on day one, not in year two. Furnished delivery is no longer a 'nice to have.' It is the offer.

What's sitting: oversized homes that are hard to fill weekly on STR, interior units in townhome buildings, and anything where the photography asks the buyer to use their imagination. Listings that lean on 'opportunity' and 'potential' are getting passed over for listings that show up done.

If you own on 30A and the calendar isn't moving, the conversation is rarely about price first. It's about positioning, narrative, and whether the marketing actually finds the out-of-market buyer who would pay a fair number. Most don't.
