The Community

  • Prominence is a 600-property master-planned community on the eastern end of 30A, anchored by The Big Chill — an open-air lawn with rotating live music, food, and drink. Owners enjoy two community pools, a fitness facility, walking trails, and deeded beach access via the community shuttle. It's quieter than Rosemary, more amenitized than Watersound.

  • From 105 York Lane, it's a two-block, ground-level walk — roughly 0.2 miles. Most evenings, owners and guests arrive on foot or by golf cart. There is no parking ordeal.

  • Rosemary Beach is a 1.2-mile cart ride east. Alys Beach sits just past it. Seaside is 5 miles west via the 30A bike path. Watersound Town Center, Publix, and the Inlet Beach commercial corridor are all within a 5-minute drive.

The Residence

  • Materially more private than an interior unit. You share one wall instead of two, the bedroom side is the exterior side, and the third exposure brings light without shared sightlines. Most owners notice it most at breakfast and at bedtime — the two times noise tends to travel.

  • The furniture package, kitchen and bath essentials, linens, and decor convey with the sale. So does the golf cart. A new owner can walk in with a suitcase — or hand the keys to a property manager and open a rental calendar — within the same week as closing. A detailed inventory is available on request.

  • Two-car attached. Genuinely rare on this side of 30A, where most townhomes offer a single bay or surface parking. It comfortably holds a vehicle plus the golf cart, with room left for beach gear, bikes, and storage.

Use & Access

  • Yes. Both Walton County and the Prominence HOA permit short-term rental at this address. The unit is configured for it — end-unit photography, three bedrooms that sleep 6–8, garage and cart as guest amenities. Owners have flexibility to run it personal-only, rental-only, or hybrid.

  • Prominence operates a community beach shuttle to the deeded access point on the Gulf — a short ride from the front gate. Owners and guests with carts also use the 30A bike path directly. It's roughly 0.6 miles to the closest sand.

  • Yes. The 30A scenic corridor is cart-friendly and most owners use it that way. A cart ride to Rosemary's Main Street is about 8–10 minutes; Alys is a few minutes beyond. It's the way the neighborhood is meant to be lived.
